Transparency for Tenants
Our guide to pre–tenancy costs that may be due prior to the commencement of a tenancy are listed below. Some of these fees will vary dependent upon our client’s instructions, the size of the property and the agreed terms of the tenancy agreement you will sign. We aim at all times to be transparent about these fees.
Pre-Tenancy – All fees stated are not inclusive of VAT
Tenancy Agreement - £240.00
Referencing Fee - £27.00 (per Tenant/Guarantor)
Reservation deposit of one week’s rent is charged to reserve a property while the referencing and credit check are being carried out. If the tenant withdraws from the proposed tenancy this fee is non-refundable, if the tenancy proceeds, the holding deposit will become part of the security deposit held.
Security Deposit usually equivalent to 6 weeks rent but may vary dependent on the term agreed.
First Month’s Rent – As stated in the property particulars
Unless agreed otherwise, the landlord will be responsible for the cost of the inventory and the tenant will be liable for the cost of the check in (if required) and the check out.

The tenancy agreement fee covers the administrative costs of creating a contract for the tenancy, as well as the administration associated with holding your deposit with The Tenancy Deposit Scheme where appropriate. The cost of referencing includes checking your credit status, previous employer, current or past landlords and taking into account any other information to help assess the affordability of your tenancy application.
During your Tenancy – All fees stated are inclusive of VAT
Change of Occupancy - £180.00
This charge is incurred when a new contract has to be drawn up to reflect the new occupants.
Renewal fee for each extension of the tenancy - £120.00
